BUILDING YOUR DREAM HOME CAN BE A DREAMY EXPERIENCE

Titan Homes makes the home-building process easy thanks to our streamlined process. By following the seven steps below, you get to actively participate in the customization of your home build while we take care of the details. We currently build homes in Boise, Tri-Cities, and Prosser.

REVIEW PURCHASE & SALE AGREEMENT

First, you’ll review the purchase terms and sign for the actions agreed upon. We highly recommend carefully reading through this document and having your attorney review it, as it is legally binding, and you’ll be held accountable for your responsibilities.

APPLY FOR YOUR LOAN

Now it’s time to complete a mortgage application. We recommend getting pre-approved before completing the purchase and sale agreement to ensure that you qualify for the loan amount you need to meet the financial requirements of the build. If you don’t get pre-approved, you’ll need to secure your mortgage within five business days of signing the purchase and sale agreement. To aid you in your financial endeavors, we’ve arranged a variety of approved lenders. These lenders are your go-to for any questions you may have to ensure an efficient mortgage process.

CUSTOMIZE YOUR HOME’S DETAILS

One of the joys of building a new home is getting to select the details to make it unique to you. Titan Homes provides you with a comprehensive list of choices. Schedule a time to visit our brick-and-mortar store or online sales center as soon as possible to explore your options.

Feel free to bring color swatches or cushions to aid in your inspiration and coordination of your selection. Note: Color samples vary depending on the lighting. Not all colors are exactly as they appear due to the manufacturing process and fading.

Lastly, we encourage you to review your condominium association, homeowner’s association, governmental regulations, and your neighborhood’s current style before making your selections. Depending on those requirements, your options may have some limitations.

BUILD YOUR DREAM HOME

Titan Homes believes in encouraging participation in the construction process with homeowners. We invite you to tour your new home with us at various scheduled stages of the construction process.

This opportunity is unique in the construction world as it is rare to witness the products your purchase be created. Not only that, but it allows you greater opportunity to customize your home through participation in design and finishing details.

With single-family homes, your first scheduled visit will be pre-construction. During this time, we will review your home plans, selections and change requests on-site so you have a bigger picture idea of what it will look like in real life. Please keep in mind that we continually evaluate our procedures to ensure you receive the best service possible.

COMPLETE HOMEOWNER ORIENTATION

Owning a home means being privy to all the details, big and small. We’ll demonstrate your home’s new features, discuss maintenance requirements and explain our limited warranty program. Additionally, we will confirm that your home is delivered to your satisfaction.

Titan Homes takes responsibility for resolving any items noted during your homeowner orientation. You can expect the majority of issues will be resolved before your move-in date. For any problems unresolved before move-in, appointments can be scheduled with our warranty department Monday through Friday, 7:30 a.m. to 4 p.m. Please note that today’s market often results in delays and back-orders beyond our control. For such concerns, we’ll be in touch and keep you informed with updates.

CLOSE ON YOUR HOME

Titan Homes strives to provide timely delivery of your home so that you may lock in your moving plan. We’ll notify you roughly 30 days in advance prior to your expected closing date. Before those 30 days, factors beyond our control can affect your schedule, including inclement weather, material shortages, labor strikes, lender delays, and change orders.

When it’s time to close, the process is short and sweet. You can expect the closing process to take 15 minutes to an hour. At closing, you’ll likely need to provide the following principal documents for Titan Homes, the lender, and the title company:

  • General Warranty Deed
  • Title Commitment
  • Titan Homes Limited Warranty
  • Promissory Note
  • Deed of Trust
